The maximum period of time the a lease can run under the lease agreement. The term of a lease must be specified with certainty. At common law a lease cannot be terminated because of frustration such as when the premises burns down. However, a tenancy can be terminated through the effluxion of time, surrender, or by a notice to quit.
The standard leas agreement have substantially modified these common law rules.
