MEASUREMENT OF BUILDINGS
The
method of measuring a building varies with the purpose of the
feasibility and assessment. Typical measurement methods are:
Gross
areas are used for small buildings such as houses but the most common
and useful method for an investment property is the net lettable
area. Ratio measures such as FSR apply to development land
as they determine the maximum allowable size of the building on that
site. Total cubic volume is only used where height is
important such as a warehouse.
