SUBLEASE
Unless
stated to the contrary in the lease agreement a lessee can sublet the
premises to a sublessee. The agreement often contains a covenant
which allows a sublease only with the consent of the landlord. The
legal requirements for a sublease are the same as for a lease. The
term of the sublease cannot exceed the residue term of the lease. If
the sublease is legal, the sublessee obtains an effective interest in
the property, otherwise the sublessee occupies subject to forfeiture.
