SPECIFICATIONS – BUILDING CONTRACT

A written document detailing the size and quality of parts of the building. The specifications describes the work to be done, how it is to be undertaken, materials to be used, and standard of workmanship required. Specifications cannot be ambiguous. If drawings accompany the specifications it should state whether the drawings or specifications take precedence. Specifications often lack clarity, are not detailed enough, or are in conflict with the drawings. Ideally nothing shown on the drawings should be included in the specifications for example, where the drawing shows the size of footings.
