SITE VALUE

If the value of the improvements is low, for example, demolition value only (dvo) or the improvements do not represent the highest and best use of the site then the value of the land is known as site value. Analyzed land values from such site sales are the most reliable after vacant land sales.

Site value in rating and taxing is the same as land value. That is, the value of land assuming no manmade improvements but including land or ground improvements. It is sometimes used to describe the value of a site with uneconomic improvements.
