The amount will depend upon the age, condition and design of the
building. It is commonly expressed as a ratio of the gross income.
Typical maintenance requirements for a residential property are:
- prevention and
control of water penetration and moisture (including mould).
- damage and wear
caused by excess temperature, wind and rain.
- the control and
eradication of termites and pests.
- normal wear and
tear
- cracks and
fractures (particularly just after completion).
- repainting
- replacement of
carpet.
