INSPECTION – STANDARD CONTRACT
It
is not uncommon to find termites and other such insects in
residential areas and the incidence of such infestation is on the
increase. One reported reason for this is the common use of
second-hand timber such as railway sleepers.
The
presence of termites and other insect pests must be identified before
exchange of Contracts since such presence relates to "state of
repair" rather than to title. Therefore, it is prudent for the
buyer to arrange for a pest inspection to be carried out before
exchange.
