OCCUPATION BEFORE COMPLETION
 
Sometimes it suits both the seller and the buyer for the buyer to take possession of the house before completion. This arrangement should be documented. Usually, the buyer is to keep the property insured and not to make any structural changes to it. Normally, the seller requires an occupation fee based on a market rental for the property and that occupation fee is paid on completion in addition to the balance of purĀ­chase money. Occasionally, it is paid weekly to the agent. Provision is also made for rates to be adjusted from the date of possession.
