Property management fees are usually charged as a ratio of the gross income. For example, 10% of the gross rent for residential property.


When measuring return on capital it is assumed that the management of the building is average or typical management. That standard of management expected in the market place. For non residential properties goodwill may distort the expected income stream and in such a case the income will have to be reduced that for typical management.
