Existing
The existing use to which the land
is put.
Future use: The delineation by an
authority of the utilization to which the land may be put (e.g.
residential,
industrial, etc.).
When determining land value under the Valuation of Land Act 1919 (NSW), s6A Land Value, (2)(a):
the land may be used, or may continue
to be used, for any purpose for which it was being used, or for which
it could be used, at the date to which the valuation relates,
This known as existing use rights.
