Under
a typical standard contract:
The
Certificate of Title (CT) is conclusive evidence of the Seller's
title under the standard form agreement. Title to the land is or
will be prior to completion will be registered under the relevant
Real Property Act. If the Seller is the Registered Proprietor (RP) of
the Land at the date of Contract, he/she is not obliged to furnish
particulars of title. If the Seller is not the RP of the Land at the
date of Contract, the Buyer is not obliged to complete the Contract
until 14 days after the Seller provides the Buyer written particulars
of title sufficient to enable the Buyer to prepare a transfer.
