A
lessee must have an express covenant to alter, add to, or demolish
the leased premises. Generally, where the tenant has the right to
alter there is an express clause that clearly states the exact amount
of work that will be allowed, that it will be carried out in a
workmanlike manner (or subject ot the approval of the lessor) and the
work is at the lessee's expense. The lessee may be required to
restore the premises to their original condition on the expiration of
